BUYING PLOT.
Everyone dream in life is to construct a dream house in their own land. For selecting a site it is very important to choose the best plot and the best direction. Before buying a plot, you have to survey all the pros & cons as per your budget & requirement. The following are the 10 main things to be noted (checklist), which should be considered, for buying a plot.

1. Size of the plot:
First, we should draw a rough plan of the house including all the necessary requirements like hall, kitchen, bedroom & toilet. Then we should decide the built-up area.
After calculating the Constructed area, add the offsets(setback) on all four sides as per the building by-laws of that own region, where you want to build your home. the area should also include a vehicle parking area, garden area, to get a clear picture of the land area which you intend to purchase.
By sorting out all these, decide the plot area you required for example (30x 60).
2. Your budget:
we have to arrive rough cost or detailed cost for constructing a house. Check out for the bank loan facility, & the margin amount which you can afford, to arrive at the budget size. This calculation gives you to filter out unnecessary findings & waste of your time.
3. Locality:
After finalising your budget & the size of the site, now we can decide the location for building a house
After deciding the above things, which is the best site for me to build my house?
4. Ground stability:
Check the soil type of the site, by doing a standard penetration test or by orally or we can enquire with the adjacent building clients. Unstable earth with low bearing capacity will increase the foundation cost & in turn, it will affect your budget. So choose the site accordingly
5. Utilities:
Check the following things in your site for the drainage facility, water supply line, electric supply with the nearby connection point, gutter for the rainwater & compare them in all of the sites lists.
6. Accessibility:
Check out whether the site consists of good road connectivity, schools, colleges, public transport facility, grocery markets, hospitals, etc. Later on, this cost of transport will add to your monthly budget.
7. Atmosphere:
Check out for the availability of sunlight for your solar panel, air circulation, ventilation, nearby gardens for a morning walk,. If there is a tall structure or airport around the site, it is better to avoid such sites from your list.
8. Ground level:
Always the ground level of the site should be nearer to or above the road level. Filling the ground will add extra weight to your budget. so kindly note the site condition during the rainy season.
9. Disturbances:
Check nearby railway tracks, home industries & factories as they create air & noise pollution disturbing your mental peace.
10. Positive energy and Vastu:
When you enter the site area or home, it should give you a refreshing filling which indicates the positive energy circulation on site. The site should be of uniform size that is rectangular size with the north or east-facing road as the site entrance(as per Vastu).
